1. Acceptance of Terms

By accessing or using the website, services, or products of SCB Innovative Solutions LLC ("SCB," "we," "us," or "our"), you agree to be bound by these Terms of Service. If you do not agree, please do not use our services. These Terms apply to all visitors, clients, and others who access or use our platform.

2. Services Provided

We provide capital advisory services, lender matching through our network of 293+ vetted lenders, and educational products including the Fundability Blueprint and Window Watch. Our role is to facilitate introductions between operators and lenders; we are not a lender, bank, or financial institution. We do not guarantee that any funding will be obtained or that any specific terms will be achieved. All funding outcomes depend on lender underwriting, market conditions, and borrower eligibility.

3. Fees and Payment

Deal placement operates on a success-fee model — we are compensated only when a deal closes. There are no upfront application fees or engagement retainers for lender matching services. The Fundability Blueprint and Window Watch are paid products; payment is collected at the time of purchase. All sales of delivered work (including completed Blueprint deliverables) are final — we do not issue refunds once work has been delivered. Window Watch subscriptions may be cancelled at any time; you retain access through the end of the paid period.

4. Eligibility

Our services are available to real estate operators and investors who own or control the asset in question. We do not serve retail borrowers seeking personal residences or consumer loans. Our services are currently available in the United States only. By using our services you represent that you are at least 18 years of age, have the legal capacity to enter into binding agreements, and are acting in a business or investment capacity.

5. No Financial or Legal Advice

All information provided by SCB — including the Fundability Blueprint, Window Watch alerts, lender-matching recommendations, and any written or recorded content — is for educational and informational purposes only. Nothing we provide constitutes financial, investment, legal, tax, or accounting advice. You should consult your own qualified advisors before making any financial or business decisions.

6. Intellectual Property

All content on this website — including text, graphics, logos, reports, frameworks, and deliverables — is owned by or licensed to SCB Innovative Solutions LLC and is protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works from our content without our prior written consent.

7. Limitation of Liability

To the fullest extent permitted by applicable law, SCB Innovative Solutions LLC, its owners, officers, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages — including loss of profits, data, or business opportunities — arising from your use of our services, even if we have been advised of the possibility of such damages. Our total liability for any claim arising out of or related to these Terms shall not exceed the amount you paid us in the twelve months preceding the claim.

8. Indemnification

You agree to indemnify, defend, and hold harmless SCB Innovative Solutions LLC and its affiliates, officers, agents, and employees from and against any claims, liabilities, damages, losses, and expenses — including reasonable attorneys' fees — arising out of or in any way connected with your access to or use of our services, your violation of these Terms, or your violation of any third-party rights.

9. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict-of-law provisions. Any disputes arising under these Terms shall be resolved exclusively in the state or federal courts located in Pinellas County, Florida.

We reserve the right to modify these Terms at any time. Changes take effect when posted to this page. Your continued use of our services after any change constitutes your acceptance of the revised Terms. We encourage you to review this page periodically.

If you purchase a product, payment information (card details) is processed by our third-party payment processor; we do not receive or store raw card data. We also collect usage information automatically, such as pages visited and referring URLs, through standard analytics tools.

2. How We Use Your Information

We use the information we collect to match your deal with appropriate lenders in our network, deliver purchased products (Fundability Blueprint, Window Watch), communicate with you about your file or our services, and improve our platform and offerings. We may also send service-related emails, such as deal status updates and product delivery confirmations.

3. Sharing of Information

We share your deal and contact information with lenders in our network as necessary to facilitate the placement of your deal. We share payment information with our payment processor solely for transaction processing. We do not sell your personal information to third parties. We may disclose information if required by law or to protect the rights, property, or safety of SCB Innovative Solutions LLC or others.

4. Cookies & Analytics

We use standard analytics tools to understand how visitors use our website. These tools may use cookies or similar technologies to collect aggregate usage data.
