Who we are — and how we work.

We are SCB Innovative Solutions — an operator-only capital advisory based in St. Petersburg, Florida. We route real estate files through our 293+ lender network so operators facing a Bridge Maturity, building the Fundability Blueprint, or moving through Liquidity Activation land clean term sheets, not runaround.

Who we are.

We are operator-only. Every deal that crosses our desk is owned by an operator who already owns the asset — we do not chase retail borrowers, and we do not pretend retail and operator are the same conversation.

Our office is in St. Petersburg, Florida, and the lender contact list we route through is what it is because we have spent years sitting in the closings behind it. We prefer deals over excuses, audit-grade intake over hand-waving, and sequencing your file over running your file.

How we work.

A 5-minute intake — property, balance, maturity date or funding target, your story. Once you submit, we route your file across our network of 293+ lenders, usually within 24 hours. Term sheets where the fit is strong arrive in 24 to 72 hours, issued by the lender whose product fits your asset.

No upfront fees. No application fees. We get paid only on success — so our incentive is your close, not your call. The intake is one form, the routing is one pass, the term sheet is from the lender, not us.

Why our network.

293+ vetted lenders — asset-based lenders, debt funds, banks, and credit unions we route deals through monthly, not a list you can scrape. This quarter, 15 are active capital partners. The network is vetted monthly, not once, and the exits we run through it cover what an operator actually faces on a maturing bridge: refinance to long-term debt, a new bridge, or a sale window — chosen to fit the asset and the timeline, not to fit a quota.

Our focus cities are South Florida, Tampa / Orlando, Atlanta, Charlotte / Raleigh, Northern NJ / NYC, DC / Northern Virginia, and Jacksonville. Loan amounts from $200K to $50M+ across fix-and-flip, bridge, construction, DSCR, and commercial financing. The list is the result of closings, not prospecting.
